And listen, you should ask. This is your business, and you need to understand how you’re getting paid.

A 90/10 split sounds better than an 80/20 split when that’s all you’re looking at.
But that’s not all you’re paying for.
Depending on the brokerage, you may be paying separately for technology, marketing, coaching, transaction support, lead-generation systems, or other tools. You also need to think about something that’s harder to put on a spreadsheet: What happens when you need your broker?
That matters.
We’ve talked before about the difference between commission split and brokerage support, but I’d take the conversation one step further. Don’t assume a higher split means less support, because that isn’t always true. There are brokerages with competitive splits that do a great job supporting their agents.
The point is to find out what’s actually included.

Why Newer Agents Need to Look Even Deeper
This becomes especially important if you’re newer to real estate.
New agents require more time. More questions. More contract help. More conversations that start with, “Okay, I’ve never seen this before. What do I do?”
That’s normal.
But if you choose a brokerage where nobody has the time to walk through those situations with you, the learning curve gets harder. You can have an incredible commission split, but if you’re struggling to write contracts confidently, follow up with leads, navigate transactions, or get questions answered, that percentage isn’t doing much for you.
I’ve seen agents become so focused on what percentage they could keep that they overlooked whether the environment would actually help them grow.

Your goal shouldn’t be to keep the highest percentage of each closing.
Your goal should be to build a healthy real estate business and then understand which compensation model makes sense for that business.
